Maintenance
TITLE: Maintenance Staff – WV Code §18A-4-8 defines positions as follows:
General Maintenance – means a person employed as a helper to skilled maintenance employees and to perform minor repairs to equipment and buildings of a county school system
QUALIFICATIONS:
1. Have a knowledge of school plant systems.
2. Ability to maintain various system operations, such as heating, water, electrical, plumbing, and air conditioning, if applicable.
3. Previous experience in maintenance functions recommended.
4. Willingness to assist in emergency school maintenance situations at all times.
5. Ability to work cooperatively with all county staff in maintaining clean and safe facilities.
6. High school diploma or equivalent.
7. Experience and/or training in general maintenance and repairs.
REPORTS TO:
County Maintenance Foreman
SUPERVISES:
Staff, as assigned
SUPPORT RELATIONSHIPS:
Work with the Maintenance Foreman and School Principals to help maintain attractive school buildings and grounds in an effective manner. Works cooperatively with other maintenance of facilities and equipment and construct new facilities.
JOB GOAL:
To help maintain the physical school plant in a condition of operating excellence so the full educational use of it may be made at all times.
PERFORMANCE STANDARDS:
I. Work Habits
1. Routinely adheres to the established hours of work.

II. Performance
1. Work cooperatively with the maintenance supervisor in establishing maintenance priorities.
2. Direct the activities of any special program workers assigned to them by the superintendent of schools.
3. Assist in delivering commodities to the schools.
4. Assist janitors in solving maintenance problems in their school
5. Deliver janitorial supplies.
6. Assist in directing activities of the summer maintenance programs, such as summer student workers.
7. Maintain accurate records and reports as deemed necessary by the maintenance supervisor.
8. Strive to maintain attractive appearance of all county school buildings and grounds.
9. Assumes responsibility for the safe condition of flooring door frames, doors, window frames, staircades, stair treads, wall paneling, ceiling paneling, hardware, and similar structural elements in the facilities owned or operated by the county.
10. Makes proper use and care of hand tools (such as hammers, saws, chisels, planes), equipment (power saws, drills, rivet guns), hardware (nails, screws, glue), and materials (lumber, acoustical tiles).
11. Recommends to Maintenance Director supplies and equipment for purchase, and helps maintain the inventory of district owned handtools, equipment, hardware, materials, and supplies.
12. Assumes responsibility for the safe condition of lighting fixtures, electrical apparatus, fixtures, wiring, air conditioning and refrigeration units, and similar electric elements in the facilities owned or operated by the county.
13. Assumes responsibility for the safe condition of pipes, drains, and plumbing fixtures in the facilities owned or operated by the county.
14. Plants seeds, bulbs, tree seedlings, and shrubbery so that resulting growth will produce attractive appearance.
15. Prunes trees and trims hedges to promote growth and improve appearance.
16. Mows lawn with hand and power mower.
17. Adjusts and repairs such equipment as lawnmowers, vacuum cleaners, weed trimmers, and other small equipment.
18. Shovels snow from sidewalks and driveways and spreads sand, salt or ashes to prevent slipping.
19. Collects and disposes of leaves and refuse.
20. Repairs outdoor chairs and benches.
21. Installs, repairs, and maintains heating equipment correctly and efficiently.
22. Assists in providing job related training and inservice for custodial personnel
23. Inspects and evaluates all heating, water, electrical, plumbing, and air condition equipment, if applicable on a regular basis.
24. Inspects and evaluates prescribed preventive maintenance techniques required of school custodians.
25. Reports neglected systems equipment to Director of Maintenance.
26. Operates designated vehicles and tools safely and efficiently.
III. Professional Development
1. Keeps abreast of job requirements by reading, course work, work on professional committees,
visiting other schools systems, and meeting with peers.
2. Participates in staff development activities.
3. Attends in-house meetings designed to familiarize staff with professional issues.
4. Participates in workshops, seminars, or conferences at which topics are discussed that relate to the job.
5. Seeks and shares professional materials and ideas.
6. Belongs to appropriate professional associations.
TERMS OF EMPLOYMENT:
Twelve calendar month year. Wages and work y ear to be according to the current schedule.
EVALUATION:
Performance of this job will be evaluated annually in accordance with provisions of the Board’s policy on Evaluation of Service Personnel.
